From an Out of State Seller...
My Mother passed away and her home of 64 years in Whittier, Calif was part of her Estate. Being the Trustee of the Estate and living in Florida there was concern about not being close by to monitor the sale of the property. I asked several area Realtors to view the property and give options about whether to sell “as is” or invest in cosmetic improvements to maximize sale price. Gil came back and gave two options. One was the sale “as is” and he advised what we would net. The second option was to paint inside and out and get all new but lower grade flooring. Gil gave estimates on what he thought each would cost. This would give about a 5% higher sale price, but he recommended we needed to get it done in 3 weeks before school started. The information and strategy Gil provided allowed us to make an informed decision on how to proceed and we chose option 2.
Gil took care of contacting contractors to give bids on the requested work. All bids came in close to Gil’s original estimates which were fair. He coordinated work of the contactors so that we could get it all done within the time limit. Gil would send me updates on a regular basis of the progress via email or text with pictures.

Having recently retired from a marketing position, it was a pleasure to watch Gil’s marketing strategy. He did an excellent job of developing lots of interest with the right asking price prior to the open house. After the open house we had 5 offers submitted and all were above the asking price as we expected! With Gil’s help we chose the best offer and were able to close in about 20 days. Gil and his staff followed the escrow and would give regular updates.
